When Replacement Is the Right Call
Three things usually settle it. Age, because asphalt in this climate rarely reaches the number on the wrapper. Pattern, because granule loss and curling across every slope is a different problem from a leak at one chimney. And history, because a roof that has needed three repairs in two years is telling you something.
Widespread impact damage after hail is the fourth path, and it runs through your insurer rather than through us. That gets handled as storm claim work with its own documentation.
If you’re not sure which category you’re in, an inspection report will tell you, and it costs you nothing to find out. If you have no existing roof because you’re adding on or building, that’s new-build work rather than a replacement.
What the Job Involves
We tear off the existing roof completely. Layover hides problems and adds weight, so nobody looks at the decking. With the roof open, we check the sheathing for soft or water-damaged sections and replace what needs replacing, which is priced separately because nobody can see it in advance.
Then underlayment, drip edge, valley metal, new flashing at every penetration, and the shingles themselves. Old flashing does not get reused. Reusing it is the single most common corner cut in this trade, and it’s why some new roofs leak in their first season.
We address ventilation while the roof is open. Poor attic airflow cooks shingles from below and shortens the life of whatever we install, so it’s worth correcting now rather than repeating the problem. Ventilation matters more to how long your roof lasts than most homeowners expect.

Materials Worth Considering
Architectural asphalt is what most homes here use and what most HOAs approve. It’s the default for good reasons: reasonable cost, wide color range, and straightforward repair later.
Impact-rated shingles are worth asking about in this market specifically. Central Texas takes hail most springs, and some insurers discount premiums for a Class 4 product. Whether the discount justifies the upcharge depends on your carrier, so ask them before you decide.
